In this edition of Coming Soon–a series from Redfin News that explores new listings that house hunters can find early only on Redfin.com–we’re heading to Southern California to tour a $7.5 million estate with a movie theater and 900-bottle wine cellar.
Located at 31931 Peppertree Bend in San Juan Capistrano, CA, this five-bedroom, five-bathroom home spans 5,800 square feet on 1.39 acres. The property underwent an extensive renovation that was completed in December 2024.
The multi-million dollar remodel touched nearly every part of the 1985 home, combining high-end finishes with major upgrades. The owners installed new plumbing and electrical systems, heating and air conditioning, tankless water heaters and upgraded insulation. They also added a smart-home system and security cameras.
“My wife and I spent a lot of time renovating it, and that shows in every corner,” Tony Robertson, the seller, told Redfin News. “We originally wanted to remodel three rooms, and it turned into a 4-year project. It’s basically a new house. I’m going to be sad to leave it because of all the work and energy we put into it.”
Inside, the kitchen features marble countertops and high-end appliances. The home also has three marble fireplaces, a library, a movie theater and a climate-controlled wine cellar with room for 900 bottles.

The amenities continue outside, where the estate’s expansive lot creates the feeling of a private Southern California retreat.
“The privacy this home will offer the next owners is unparalleled,” Robertson said. “You can barely see the house from the street and you can barely see the street from the house. It’s a really pleasant place to be.”
The property features lots of space for entertaining, along with a swimming pool and spa. It also has a gated driveway and a four-car garage.
That indoor-outdoor lifestyle is particularly fitting for San Juan Capistrano. Peppertree Bend sits just inland from the Orange County coastline, putting the home within easy reach of downtown San Juan Capistrano, Dana Point and the Pacific Ocean.

“Every room in this house is so unique,” Pyper Parker, a Redfin Premier agent who is co-listing the home, said. “Despite how expansive it is, the design and functionality of everything makes it feel warm and inviting.”
Redfin Early Access Is Giving House Hunters an Early Look at the Meticulously Remodeled Home
The home is currently available through Redfin Early Access, which allows homeowners to start marketing their home as “coming soon” before its official market debut. This feature can help sellers determine the right price and gauge demand early.
“For a property of this caliber, it gives the seller an opportunity to thoughtfully position the home and build anticipation ahead of the broader launch, while giving Redfin customers an early opportunity to discover it,” Angela Creech, a Redfin Premier agent who is co-listing the home with Parker, said.

Creech said she and Parker feel a sense of pride in the house, especially given how much personal work the sellers put into it.
“There were no shortcuts taken when it came to renovating and designing this house,” Creech said. “You can feel the pride of ownership in the details the sellers put into everything. It has an ultra high-end feel to it around every corner.”
