That set of projects\u00a0 comprise approximately 2,700 units worth some S$2.9 billion in gross development value.\u00a0<\/p>\n<p>\u201cBy integrating MCL Land\u2019s deep market expertise with Sunway\u2019s track record in sustainable, mixed-use developments, we are building a robust platform to accelerate growth, not only in Singapore but across key regional markets,\u201d Cheah added.<\/p>\n<p>In 2022 MCL Land <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/hongkong-land-singapore-unit-buys-49-stake-in-cdl-project-to-add-to-singapore-portfolio\/\" data-wpel-link=\"internal\">purchased a 49 percent stake in a luxury condo project<\/a> in Singapore\u2019s Tanjong Katong area from local titan City Developments Ltd for an undisclosed amount. Now dubbed Tembusu Grand, that project sold 53 percent of its 638 units on launch weekend at an average of S$2,465 per square foot, according to company statements at the time.<\/p>\n<p>Sunway has been expanding aggressively in Singapore, including teaming up with local player Sing Holdings earlier this month <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/projects\/sing-holdings-sunway-jv-bests-four-competing-bids-for-singapore-residential-site\/\" data-wpel-link=\"internal\">to win a residential site in the Chuan Grove area<\/a> for S$623.9 million. That plot is expected to be combined with a neighbouring Chuan Grove project which the partners acquired in July.\u00a0<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2025\/07\/Updated.-780x250-Early-Bird-Tokyo-1.gif\" alt width=\"780\" height=\"250\" data-eio=\"l\" data-old-src=\"data:image\/png;base64,iVBORw0KGgoAAAANSUhEUgAAAwwAAAD6AQAAAAAkJ\/1PAAAAAnRSTlMAAHaTzTgAAAAuSURBVHja7cEBAQAAAIIg\/69uSEABAAAAAAAAAAAAAAAAAAAAAAAAAAAAAABfBmCuAAHAzs14AAAAAElFTkSuQmCC\"><\/p>\n<p><a href=\"https:\/\/www.linkedin.com\/pulse\/hoi-hup-sunway-awarded-mixed-commercial-residential-rmx2c\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">In September of last year<\/a> a Sunway joint venture with local builder Hoi Hup acquired a Housing Development Board site in Singapore\u2019s Tampines area for S$668.28 million which is expected to yield nearly 600 homes.<\/p>\n<p>The deal also hands over to Sunway MCL Land\u2019s Wangsa Walk Mall in Kuala Lumpur at yield of 6.4 percent on a projected NPI basis, as well as land bank in Wangsa Maju and the Forest Heights township in Seremban, Malaysia, which Sunway sees becoming part of its masterplanned community pipeline.<\/p>\n<p>Sunway is paying cash to acquire MCL Land at its net asset value of S$739 million, according to Hongkong Land, with the deal expect to close before the end of 2025.\u00a0<\/p>\n<h3>Raising Cash<\/h3>\n<p>The unit of Jardine Matheson noted that it has raised $2 billion in funds since last year, putting it halfway toward its target of achieving at least $4 billion in exits by the end of 2027.<\/p>\n<p>\u201cThis transaction sees us continue to sharpen our portfolio focus and recycle capital into what we do best, which is developing and managing ultra-premium integrated\u00a0commercial properties in Asian gateway cities,\u201d Hongkong Land\u2019s Smith said. \u201cWe will keep investing in the unique, world class commercial property assets we have in Singapore, a market that is central to Hongkong Land\u2019s future as we deliver on our strategic vision.\u201d<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.mingtiandi.com\/wp-content\/uploads\/2025\/08\/SEP-780x250-Paywall-50.gif\" alt width=\"780\" height=\"250\" data-eio=\"l\" data-old-src=\"data:image\/png;base64,iVBORw0KGgoAAAANSUhEUgAABhgAAAH0AQAAAADnSBpbAAAAAnRSTlMAAHaTzTgAAAB1SURBVHja7cEBDQAAAMKg909tDwcUAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAAPBqft8AAW5BBScAAAAASUVORK5CYII=\"><\/p>\n<p>Hongkong Land <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2024-12-05\/hongkong-land-is-said-to-weigh-sale-of-singapore-developer-mcl\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">was first reported to be exploring a sale of MCL Land<\/a> in early December last year, less than two months after Smith had announced plans to transform the company.<\/p>\n<p>As rents and property valuations declined in its hometown last year, Hongkong Land <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/hongkong-land-loss-more-than-doubles-to-1-4b\/\" data-wpel-link=\"internal\">reported an attributable loss of $1.39 billion<\/a> for 2024. For the first half of this year the company <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/hongkong-land-swings-to-221m-profit-in-first-half\/\" data-wpel-link=\"internal\">reported a profit of $221 million<\/a>, reversing a year-earlier loss of $833 million.
