Kyler Ferris \u2014 the founder of Ferris Realty<\/strong> in Conroe, Texas<\/a> \u2014 has rejoined eXp Realty<\/a><\/strong>, bringing with him a 45-agent team and a reported sales volume of $164 million in 2024.<\/p>\n

The move marks a return to the national brokerage<\/a> after Ferris Realty\u2019s brief stint as an independent firm.<\/p>\n

Ferris, whose \u201cLiving in Houston Texas\u201d YouTube<\/strong> channel<\/a> reportedly accounted for nearly half of his team\u2019s 368 transactions last year, is teaming up with Joe Rodriguez, another eXp Realty agent and creator of \u201cThe Original Living in Houston Team.\u201d<\/p>\n

Rodriguez\u2019s channel<\/a> has amassed more than 60,000 subscribers and 7.2 million views.<\/p>\n

The pair now lead what they describe as Texas\u2019s largest media-driven real estate<\/a> team, with an estimated 5,000 inbound leads per year through localized video content.<\/p>\n

\u201cThis is a textbook example of how innovation and authenticity can reshape an entire market,\u201d Leo Pareja<\/a>, CEO of eXp Realty, said in a statement. \u201cKyler and Joe are using content to build trust at scale and eXp\u2019s platform is the perfect foundation for this next evolution of agent-led growth.\u201d<\/p>\n

Ferris\u2019s team originally joined eXp Realty in 2023 but departed to start an independent brokerage. According to team members, the operational challenges of running a brokerage, along with evolving offerings from eXp and the opportunity to collaborate with Rodriguez, prompted the return.<\/p>\n

\u201cWe didn\u2019t want to give up our brand identity,\u201d said Jason Mayo, director of operations at Ferris Realty. \u201ceXp\u2019s model lets us keep the Ferris Realty brand while gaining the infrastructure and scale we needed. Plus, teaming up with Joe and Jesse Dau gave us access to an unmatched YouTube ecosystem.\u201d<\/p>\n

Ferris is also utilizing eXp\u2019s co-sponsor program<\/a>, naming Rodriguez as his primary sponsor and Dan Beer as co-sponsor.<\/p>\n

\u201cAfter attending the Fast Forward conference, I knew we had to be part of that caliber of agent collaboration,\u201d Ferris said.<\/p>\n

The combined team plans to scale across Texas and into new markets by leveraging what they describe as a \u201cYouTube-powered mega team model\u201d that focuses on converting inbound leads from video content rather than traditional prospecting.<\/p>\n
