The London Borough of Camden has launched a \u00a328.7m procurement process for the first phase of its West Kentish Town Estate regeneration.<\/p>\n

A two-year JCT design-and-build contract will deliver 52 social-rent homes across two sites.<\/p>\n

Site A1 will involve the demolition of seven maisonette flats and an office space used as a consultation hub. In its place, Camden plans to deliver 30 homes and a commercial unit fronting Queen\u2019s Crescent.<\/p>\n

The second plot, Site D1, will include 22 homes adjacent to a railway bridge. A Basic Asset Protection Agreement with Network Rail is required for this portion.<\/p>\n

The project will also deliver a new public realm with landscaping, communal amenity space and children\u2019s play areas.<\/p>\n

A hybrid planning application is due this month, with a planning decision expected by December, according to a tender notice from the council.<\/p>\n

Subject to approval, construction must begin by 31 March 2026 to meet Greater London Authority funding milestones. Work is due to complete by 7 June 2028.<\/p>\n

The estimated contract value is \u00a323.9m excluding VAT.<\/p>\n

Bidders must have a minimum turnover of \u00a336m in either of their past two financial years.<\/p>\n

Camden may require a 10 per cent performance bond, parent company guarantee or insolvency cover via a warranty provider.<\/p>\n

The council will invite a maximum of five bidders, who must submit three case studies, two of which must be settled at final account stage.<\/p>\n

At least one must involve work with Network Rail under a Basic Asset Protection Agreement.<\/p>\n

Scoring will be weighted 50 per cent quality, 40 per cent price and 10 per cent social value. To progress, bidders must meet a 60 per cent quality threshold.<\/p>\n

Tenders must be submitted by 14 July via the ProContract portal.<\/p>\n

An award is expected by 22 December.<\/p>\n
