However, there was an 18 per cent increase quarter-on-quarter driven by major projects (\u00a3100m or more), which more than doubled against the previous quarter. Major detailed planning approvals also grew 64 per cent on a year ago<\/p>\n<p>With AI infrastructure investment increasing, demand for data centres is expected to drive office construction in the coming months.<\/p>\n<h3>Types of projects started<\/h3>\n<p>Only two value bands saw year-on-year growth.<\/p>\n<ul>\n<li>Projects over \u00a3100m rose 1 per cent to \u00a3750m<\/li>\n<li>Projects between \u00a350m and \u00a3100m surged 96 per cent to \u00a3358m<\/li>\n<li>Projects from \u00a320m to \u00a350m fell 66 per cent to \u00a3178m<\/li>\n<\/ul>\n<h3>Regional<\/h3>\n<ul>\n<li>Performance in project starts was mixed<\/li>\n<li>More than half of the regions saw growth in detailed planning approvals<\/li>\n<li>West Midlands recorded strong growth in both starts and approvals<\/li>\n<\/ul>\n<p>London had the highest share of office project starts (54 per cent) despite a 32 per cent drop, supported by the \u00a3500m Project Vista development in Lambeth.
