{"id":826880,"date":"2025-02-14T07:11:36","date_gmt":"2025-02-14T13:11:36","guid":{"rendered":"https:\/\/newsycanuse.com\/index.php\/2025\/02\/14\/bristol-homes-to-be-demolished-following-isg-collapse\/"},"modified":"2025-02-14T07:11:36","modified_gmt":"2025-02-14T13:11:36","slug":"bristol-homes-to-be-demolished-following-isg-collapse","status":"publish","type":"post","link":"https:\/\/newsycanuse.com\/index.php\/2025\/02\/14\/bristol-homes-to-be-demolished-following-isg-collapse\/","title":{"rendered":"Bristol homes to be demolished following ISG collapse"},"content":{"rendered":"<div id=\"wrapper_sleeve\">\n<p><img loading=\"lazy\" decoding=\"async\" width=\"620\" height=\"414\" src=\"https:\/\/emap-romulus-prod.s3.eu-west-1.amazonaws.com\/wp-content\/uploads\/sites\/8\/2024\/09\/ISG-3.jpg\"   alt=\"ISG-3.jpg\"><\/p>\n<div>\n<p>A housing association is planning to demolish a housing block, after ISG\u2019s collapse into administration stymied an an attempted \u00a34m claim over alleged defects.<\/p>\n<p>At the time of ISG\u2019s demise, Elim Housing Association had been pursuing ISG Pearce in the claim relating to Bouverie Court, a 21-home site in Bristol.<\/p>\n<p>But the housing association has now decided to demolish the site <a href=\"https:\/\/www.constructionnews.co.uk\/financial\/administrations\/isg-uk-subsidiaries-apply-for-administration-19-09-2024\/\">following ISG\u2019s collapse into administration<\/a> last September.<\/p>\n<p>A statement from Elim said: \u201cAfter ISG became insolvent and collapsed into legal administration in September 2024, Elim was unable to progress the claim for the estimated \u00a34m cost of works required at Bouverie Court.\u201d<\/p>\n<p>Elim\u2019s chief executive Paul Smith said the decision to demolish the site was \u201cextremely difficult\u201d.<\/p>\n<p>However, when ISG went under \u2013 which he said was just before arbitration proceedings over the block were due to open \u2013 the association did not have any option to fund the remediation work.<\/p>\n<p>\u201cUnfortunately, the inherited repairs, poor efficiency and structural issues identified at the scheme, along with the unviable potential long-term disruption for residents means we have taken the hard decision to demolish the properties after exhausting all other possible solutions,\u201d he said.<\/p>\n<p>Speaking to <em>Construction News<\/em>, Smith said that the association had discovered flammable timber cladding and some compartmentation issues at the site, following an external wall fire safety survey in 2021.<\/p>\n<p>He said that the building also had a leaky roof, and gaps between the wall and the roof in some places.<\/p>\n<p>The building itself measures 10 metres in height, which is below the threshold of 11 metres and above for Building Safety Fund (BSF) public remediation funding.<\/p>\n<p>ISG Pearce, he said, built the housing block on a design and build contract in 2011.<\/p>\n<p>In total, the association has spent \u00a3200,000 on investigatory and legal work, which included funds for a waking watch to patrol the site, Smith added.<\/p>\n<p>But remediation to the tune of \u00a34m would mean a cost of \u00a3200,000 per home, which he said \u201cmade no economic sense\u201d, especially for a small housing association.<\/p>\n<p>The entire site has been valued at around \u00a3700,000 in total, much less than the cost of remediation work, he added.<\/p>\n<p>The site will be demolished in 2026, and Elim is currently working with the local council to find new homes for the 21 households forced to move out of Bouverie Court.<\/p>\n<p><em>CN\u00a0<\/em>approached the Ministry for Housing, Communities and Local Government for comment.<\/p>\n<p>ISG Pearce\u2019s administrators, Azets, declined to comment on the story.<\/p>\n<\/div>\n<\/div>\n<p><a href=\"https:\/\/www.constructionnews.co.uk\/contractors\/isg\/bristol-homes-to-be-demolished-following-isg-collapse-13-02-2025\/\" class=\"button purchase\" rel=\"nofollow noopener\" target=\"_blank\">Read More<\/a><br \/>\n Joshua Stein<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A housing association is planning to demolish a housing block, after ISG\u2019s collapse into administration stymied an an attempted \u00a34m claim over alleged defects.
