{"id":825313,"date":"2025-02-08T07:11:39","date_gmt":"2025-02-08T13:11:39","guid":{"rendered":"https:\/\/newsycanuse.com\/index.php\/2025\/02\/08\/housing-sees-boost-in-project-starts\/"},"modified":"2025-02-08T07:11:39","modified_gmt":"2025-02-08T13:11:39","slug":"housing-sees-boost-in-project-starts","status":"publish","type":"post","link":"https:\/\/newsycanuse.com\/index.php\/2025\/02\/08\/housing-sees-boost-in-project-starts\/","title":{"rendered":"Housing sees boost in project starts"},"content":{"rendered":"<div id=\"wrapper_sleeve\">\n<p><img loading=\"lazy\" decoding=\"async\" width=\"620\" height=\"413\" src=\"https:\/\/emap-romulus-prod.s3.eu-west-1.amazonaws.com\/wp-content\/uploads\/sites\/8\/2016\/12\/Generic_housing-3x2-homes-house-housebuilding_660.jpg\" alt=\"Housebuilding\"  ><\/p>\n<div>\n<p>Project starts on private housing projects jumped by 31 per cent from November 2024 to the end of January this year, according to Glenigan\u2019s latest monthly Construction Index.<span>\u00a0<\/span><\/p>\n<p>The construction intelligence provider also said there were 26 per cent more starts compared with the same period a year earlier. as housebuilders responded to increasing consumer confidence.<span>\u00a0<\/span><\/p>\n<p>The Glenigan index measures all underlying projects with a total value of \u00a3100m or less, with all figures seasonally adjusted.<span>\u00a0<\/span><\/p>\n<p>Glenigan economics director Allan Wilen said: \u201cMomentum is shifting in the UK housing market\u2026 [and] housebuilders are responding to the turnaround in market conditions.<\/p>\n<p>\u201cAfter a sharp drop in transactions and prices, consumer confidence is returning, and mortgage applications surged in 2024 \u2014 indicating buyers are re-entering the market even as rates hold steady.\u201d<\/p>\n<p>The index found that social housing starts only increased by 1 per cent in the three months to February and were 26 per cent down on the same period a year earlier.<span>\u00a0<\/span><\/p>\n<p>But it still provides a more optimistic outlook for the housing market than the <a href=\"https:\/\/www.constructionnews.co.uk\/sections\/data\/construction-work-falls-as-inflation-soars-06-02-2025\/\">latest S&#038;P Global PMI data<\/a>, which suggested that total housebuilding work fell for the fourth successive month in January.<\/p>\n<p><a href=\"https:\/\/www.constructionnews.co.uk\/cn-intelligence\/brightening-construction-prospects-for-2025-29-01-2025\/\">Wilen said in January<\/a>\u00a0that upcoming changes to stamp duty are likely to distort housing market activity in the short term as buyers bring forward their purchases to avoid the additional tax.<\/p>\n<p>\u201cThis will lead to a jump in transactions in the first three months of 2025 and a corresponding period of weakness in the following three to six months,\u201d he added.<\/p>\n<p>\u201cThis short-term volatility may mask an underlying strengthening in housing market activity, which is forecast to support a 13 per cent rise in private housing project starts this year.\u201d<\/p>\n<p>According to the Glenigan index, non-residential building starts grew 2 per cent in the three months to February, with industrial and health project starts up by 28 and 20 per cent respectively.<span>\u00a0<\/span><\/p>\n<p>However, non-residential building starts were down by 20 per cent on the same period a year earlier, with the education and office sectors having each suffered an 18 per cent drop in starts.<span>\u00a0<\/span><\/p>\n<p>Civil engineering project starts were down 4 per cent in the three-month period, but up 27 per cent from a year earlier.
