Today we ask the pros: How big a deal is an out-of-date kitchen? Their answer: Not as big as you might think. For starters, a kitchen that hasn\u2019t been updated is an opportunity for you to remodel to your own tastes. Even if you end up doing a floor-to-ceiling renovation, you\u2019ll be 100% in control of where your dollars are going.\u00a0<\/span><\/p>\n

That said, it really comes down to just how old the kitchen actually is.<\/span><\/p>\n

\u201cA kitchen that hasn\u2019t been updated in decades will have most buyers convinced they\u2019ll have to spend a lot of time and money to redo it,\u201d says <\/span>Bill Samuel<\/span><\/a>, a licensed general contractor and residential real estate developer in the Chicago area. On the other hand, a home with a decade-old kitchen is an opportunity for buyers who are willing to take on some DIY work or invest in a remodel over time.\u00a0\u00a0<\/span><\/p>\n

The verdict: It\u2019s a 6.<\/b><\/h2>\n

Thinking about buying a house with a dated kitchen? We talked to realtors and contractors to get their best advice for small fixes with a big impact. Here are four changes that are sure to make that kitchen feel shiny and new.\u00a0<\/span><\/p>\n

Paint it white.<\/b><\/h2>\n

One inexpensive way to perk up any room, especially one that\u2019s dark and small, is to paint it white, says Samuel.<\/span><\/p>\n

But which white should you pick? There are a lot of options, but they generally fall into three categories: cool, neutral and warm. \u201cCool whites have a darker tint (blue, black, etc.), neutral whites are the bright whites (plain white), and warm whites have a lighter tint (yellow, red, etc.),\u201d he says.<\/span><\/p>\n

To make sure you\u2019re picking the right white, paint a small section of the wall, then \u201cobserve the colors under different lighting over a few days,\u201d he says. Consider how the wall looks in direct sunlight, overcast light and artificial light. \u201cThis will help you make the right choice that will brighten and modernize the space.\u201d<\/span><\/p>\n

Install open shelving.<\/b><\/h2>\n

Installing open shelves is another easy way to give your kitchen a low-cost makeover and a little individual style, according to Mike Gregor, a Realtor at<\/span> Cohen Agency<\/span><\/a> in New Hartford, Connecticut.\u00a0<\/span><\/p>\n

You can find plenty of options to fit your decor, from <\/span>sleek and minimalist<\/span><\/a> to more <\/span>rustic-industrial<\/span><\/a>.\u00a0<\/span><\/p>\n

Once you\u2019ve added the shelves, he suggests taking a less-is-more approach to styling. \u201cThe key is to keep it simple by avoiding overcrowding,\u201d he says. \u201cInstead of exhibiting every piece of glassware and china, choose favorite everyday objects that can stack to provide depth, color, and intrigue.\u201d<\/span><\/p>\n

Add a breakfast bar.<\/b><\/h2>\n

If you have the space for it, a breakfast bar is always a win, Gregor says. \u201cA breakfast bar requires significantly less space than a table and chairs, it can be used to prepare and serve food, and it adds a point of architectural interest,\u201d he says.\u00a0<\/span><\/p>\n

\u201cIf your existing layout has a peninsula, then it\u2019s as easy as installing new larger countertops with a big overhang\u2014provided you make sure the overhang is properly supported,\u201d Samuel says. \u201cIf your existing layout doesn\u2019t have a peninsula, then you would need to redesign your cabinet layout.\u201d This may sound complicated, but he assures us that it\u2019s \u201crelatively easy if you have the extra space.\u201d<\/span><\/p>\n

Embrace old flooring\u2013or cover it up.<\/b><\/h2>\n

If your kitchen has old floors, consider leaning into the look. Those black and white tiles? They\u2019re always in style.\u00a0<\/span><\/p>\n

Alternatively, Gregor suggests peel-and-stick vinyl flooring, like this \u201c<\/span>Carrara marble<\/span><\/a>\u201d option. It\u2019s \u201ceasy to use and can transform an unsightly kitchen floor into one that looks updated\u2014and clean.\u201d A case costs just $42 and covers 30 square feet.\u00a0<\/span> <\/p>\n<\/div>\n
