Contractor sought for £40m Gorbals resi scheme

New Gorbals Housing Association has issued a tender for a £40m residential development at Caledonian Road in Glasgow.

The successful contractor will be required to support the client’s team in progressing a RIBA Stage 2 design through to construction.

Works include piled foundations, external landscaping, drainage with attenuation, and utility connections.

The contract will be delivered under a 2016 edition of the SBCC Design and Build Contract, for use in Scotland.

The 152-home scheme will be split between two architects: Elder and Cannon Architects are designing 98 units, while PagePark Architects will lead on 54. The development comprises general needs flats, maisonettes, wheelchair-accessible units and townhouses.

The structure will feature a steel frame, with facing brick external walls and either single ply membrane or concrete tiled roofing, the housing association said today (16 July) in a contract notice.

Heating will be delivered via a communal air source heat pump system.

New Gorbals Housing Association said the construction scheme is scheduled to last 34 months and will not be split into lots.

Tenders must be submitted electronically via Public Contracts Scotland by 12:00pm on 18 August 2025.
