Places for People has unveiled plans for a four-year framework worth up to £480m for repairs and planned works across its housing portfolio in most of England and Scotland.

The proposed agreement will cover responsive repair services, component replacements and planned construction works, excluding properties located in South East England.

The contract is expected to run from 1 April 2026 to 1 April 2030.

A tender notice for the framework is due for publication on 1 January 2026. The procurement will be structured under the new provisions of the Procurement Act 2023 and aims to provide a commercial route for delivering housing-related works across a significant part of the group’s property estate.

The client has not yet disclosed the number of lots or whether it intends to split work by geographical region or by service type. However, the £400m baseline value (excluding VAT) suggests the scope could accommodate multiple contractors and possibly regional allocation.

Places for People has also launched a procurement process for a new fire safety framework worth up to £120m under the Procurement Act 2023.

The framework, which is scheduled to run for four years from 1 December 2025, will cover a broad range of services including fire risk appraisals, cladding design and replacement, and installation of active and passive fire protection systems.

According to the procurement notice, the framework will also include installation of fire doors, fire detection systems, suppression units and alarm networks, along with broader cladding works and fireproofing measures.

The estimated value of the work is £100m excluding VAT, rising to £120m with VAT.

Contractors and consultants interested in securing a place on the framework must await the publication of the formal contract notice, which is expected to be issued on 2 October 2025.
