Clyde Gateway unveils £500m regeneration masterplan for Glasgow’s east end

Urban regeneration company Clyde Gateway has launched a £500m masterplan to transform more than 100 hectares of development land in Glasgow and South Lanarkshire into a major hub for innovation and green growth.

Announced today (21 May) at the UK Real Estate Investment & Infrastructure Forum in Leeds, the ‘Clyde Gateway Innovation’ programme will create a mixed-use zone focused on high-value manufacturing, life sciences, and sustainability.

Proposals include up to 93,000 square metres of commercial and lab-enabled office space, two hotels, and around 450 homes.

Backed by Glasgow City Council, South Lanarkshire Council, Scottish Enterprise, and academic partners including the University of Strathclyde, the initiative aims to attract inward investment and support new employment in advanced manufacturing and research sectors.

Key developments in the pipeline include:

  • Innovation Central, a central flexible workspace and events building on the River Clyde;

  • Red Tree Labs, a new lab facility in Shawfield with detailed planning consent and connections to an ambient loop heat network;

  • XWorks, a proposed 3,700 square metre manufacturing centre in Dalmarnock, with a planning application submitted on 16 May 2025;

  • A 130-bed hotel adjacent to Dalmarnock station and a further 150-bed hotel planned as part of the redevelopment of the former Shawfield Stadium, which also includes proposals for 450 homes.

The Shawfield masterplan has received outline planning approval from South Lanarkshire Council. Other development opportunities span across the wider site, much of which is already connected to low-carbon infrastructure developed under Clyde Gateway’s “infrastructure first” approach.

Clyde Gateway has previously delivered significant placemaking projects in the area, including Topgolf and Cuningar Loop Woodland Park.

Martin McKay, chief executive of Clyde Gateway, said the project marked the next phase in the organisation’s regeneration strategy, combining commercial, residential and community-focused goals. Scottish Enterprise director Victoria Carmichael and Ryden partner Mark Robertson both welcomed the investor-ready proposition and its alignment with national growth priorities.
