Developer Salboy’s joint venture partner Domis is set to build the UK’s tallest tower outside London, after Manchester City Council approved the second phase of the £360m Viadux scheme.

The project includes a 76-storey tower in Deansgate that will rise to 246 metres.

Designed by architects SimpsonHaugh, the building will contain a 160-room hotel, a Nobu restaurant and 452 branded residences operated by Nobu Hospitality.

Both towers will be built on an 80,000 square metre brownfield site near St Peter’s Square. The taller structure will be elevated above a Grade II-listed Victorian viaduct, with foundations constructed underneath a retained archway.

Salboy managing director Simon Ismail said the project would add almost 1,000 homes across both Viadux phases. “Manchester deserves to be home to architectural and engineering feats that before now have been the preserve of other global cities,” he said.

Nobu Hospitality will make its UK real estate debut through the scheme. The company will operate the hotel and residences under its luxury lifestyle brand.

SimpsonHaugh co-founder Ian Simpson said the second phase required “a pioneering approach” to regenerate a challenging site at the heart of the city. The Viadux masterplan was first drawn up in 2017.

The development’s first phase – a 40-storey tower with 370 apartments – has been completed and is fully sold out.
