JJ Rhatigan to build £84m Ealing homes

JJ Rhatigan has signed an £84m contract to build a major housing development in Ealing, west London. 

The UK arm of the Ireland-based contractor will start building the 296-home Twyford Abbey scheme for Latimer, the development arm of Clarion Housing Group, in March, as initial groundworks have been completed. 

The site of the historic abbey is being separately developed by Latimer and Picture Property Developments to create 30 new homes.

JJ Rhatigan’s work will also include restoration of a Grade II-listed walled garden for community use, Clarion announced this morning (26 February). 

Tom Neylon, UK managing director at the contractor, said: “This project offers a unique opportunity to blend contemporary housing solutions with the careful restoration of an important heritage site.”

The Twyford Abbey masterplan was designed by Allford Hall Monaghan Morris (AHMM) and will see the 1.2 acre South Lawn opened to the public for the first time since it was vacated by the Alexian Brotherhood (a Catholic religious order) in 1987. 

The 296 homes will be 50 per cent affordable and feature rooftop photovoltaic panels, while heating and hot water will be supplied via air source heat pumps, reducing CO2 emissions. 

The scheme will feature four and five-storey buildings which, according to AHMM, have been “carefully placed within the grounds to respect the most significant trees and the setting of the listed buildings”, with designs “inspired by the gothic character of Twyford Abbey”. 

The project team also includes structural and services engineer OCSC, sustainability consultant PRP, planning consultant Stantec (Barton Willmore), cost consultant Arcadis and acoustic consultant SRL Technical Services. 

Surrey-based Wooldridge Group is the demolition subcontractor, according to data intelligence provider Glenigan.

The Twyford Abbey grounds are located north east of Hanger Lane and are bound by the A406 North Circular road to the north.
