Just Listed in Virginia: A One-of-a-Kind Estate That’s Part Home, Part Event Venue, Part Airbnb

This $2.5 million estate in a small Virginia town is a hidden countryside retreat with endless opportunities. 

Part private residence, part hospitality destination, the 3.5-acre compound backs onto a sprawling 20-acre horse farm and comes with four distinct buildings—each offering its own possibilities.

“The main hall is so well crafted and is a beautiful custom home,” said Jake Barney, a Redfin principal agent who is listing the property. “It’s flexible as a residence but also great for hosting smaller events. It’s a unique opportunity because the four buildings can serve very different purposes.”

Part of what makes the estate so rare is its coveted A3 zoning, which allows for agricultural, residential, and retail uses—a level of flexibility that’s hard to find, Barney added. 

The guest cottage comes with a proven track record. Currently operating as an Airbnb, it maintains roughly 65% annual occupancy and ranks among the top 5% of homes in Virginia on the platform.

“When I show the property to people, they’re so happy to be there,” Barney said. “A lot of them already know it because they’ve visited before. It’s a beautiful place.”

Inside, the estate leans heavily into character and craftsmanship. Stained-glass windows salvaged from a church in Peru cast colorful light across soaring vaulted ceilings, while an antique red stove anchors the kitchen with old-world charm. 

Outside, a 1,200-square-foot deck, fire pit lounge, and parking for more than 50 vehicles make entertaining effortless.

Home’s Current Owner Says It Was Love at First Sight  

Patty Pierleonardi, the home’s current owner, first toured it during the height of the COVID-19 pandemic. Her daughter convinced her to attend an open house simply to get out of the house during lockdown.

“As soon as we got back into the car, we looked at each other and said, ‘We have to buy this,’” Pierleonardi said. “The bones of the property were amazing. It’s quiet, tucked away from the road, and it feels completely secluded.”

After purchasing the property in 2020, Pierleonardi invested eight months and roughly $800,000 into transforming it. New roofing, landscaping, and parking areas were all part of the overhaul.

Together, she and her daughter launched Firefly Cellars, a boutique winery and Airbnb, officially opening the property Memorial Day weekend in 2021.

“We call it our secret gem of Loudoun County because it’s off the beaten path,” she said. “You can breathe easy when you’re there.”

Since then, the venue has hosted everything from baby showers and birthday parties to micro weddings and even Harry Potter-themed events.

“We’ve hosted everything under the sun,” Pierleonardi said.

Now 61 and retired, Pierleonardi says stepping away isn’t easy—but she hopes the next owner falls for the estate the same way she did.

“We put so much heart and soul into this,” she said. “There’s music playing while you’re sitting on a swing looking out at the horses—it’s the kind of place where you forget where you are for a little while and just breathe.”

What she’s proudest of, though, is that she and her daughter built it all from scratch.

“We bought the property as-is and created everything ourselves,” she said. “We wanted people to feel happy when they came here, and I think we accomplished that. We’ll be very sad to let it go, but it’ll make us happy knowing someone else loves it as much as we do.”
